Living room is quarantined


Trying to keep the dust out of the living room. The door frame was enlarged to 4'.

Garage door primed


Garage door is primed and ready for a warm day for some white paint.

New plumbing


New water lines, and drainage lines.

Oil Tank removed


Oil tank removed, and 1 way pressure valve drain installed in the floor to work with the radon system.

Painted baseboard heater covers



Sanded and painted they look like new again.

New Service port for the septic...


Also replaced the pipe between the tank and the seepage pit 4' down.

New Roofs...


New Roof on the house, and on the barn. The house needs to be pressure washed. The barn needs a coat of paint on the trim.

Shiny Floors...


1st Coat of Polyurethane. You can see the stain line in the kitchen. We are waiting to finish the kitchen before we finish the floor in there.

Stained Floors...

Stained floors. This room is lit up by the flash of the camera so it's a little lighter than this pic. The polyurethane that is being put on tomorrow will make the floors really shine.

Seemless floors into the living room


The floors run seamlessly into the living room, which has been partially sanded in this picture.

Twin Closets


New closet is finished, spackled, and primed. Need to order new closet doors, the old ones were custom made so it's not going to be cheap to duplicate. They are about 47" wide bigger than they look in this picture.

New Kitchen Floors...


New kitchen floor is installed (not stained yet) still awaiting inspection from the town so we can rebuild the walls and install the kitchen and bathroom.

Floor Stain....


We went with the walnut stain it's a little dark but it looks good in person. The picture is a little deceiving it's a little lighter than it looks here. Floors will be fully stained by tomorrow and 3 coats of poly by Monday.

Finally Clean Water


We went with a commercial filtration system. Chlorinater, Ph balancer, and 2 filter systems. This takes care of all out water problems all we need now is a kitchen and bathroom.

Dumpster


I did not think we would be able to fill it but we did and then some.

New Plumbing


New plumbing, pretty much replacing everything with PVC except for the raiser.

Primed and painted walls


We still have some work to do on the new closet in this room, but for the most part this room is all primed and painted. The color we chose is a light sand color. The door and trim still need to be painted white. Tomorrow I will be painting the ceiling.

Tools are organized


We decided to put together this shelf that I got from work when our factory closed. It's a lot better than yesterday when all the stuff on the shelf was in a pile on the floor.

New Radon System

Our radon reading for the basement was 11. Safe is under 4 so we had this system installed. It basically acts like a vacuum that sucks in air under the foundation, and pumps it above the house's roof line. Lots of homes have radon present it is a naturally occurring gas that comes up from the earth.

Stuff in the Basement..




Found some antique phones in a box in the crawl space. The basement also has a 100+lb old barn sink. Need to clean this thing up and build a new stand for it when the rest of the house is done.

Bath Time...

The old tub is out, and the new one is now installed. If anyone needs an old 350 lb cast iron tub let me know it will be on craigslist next week.

New Kitchen Design...

Kitchen lighting & Larger door

Recessed lighting is installed to follow the kitchen cabinet line. Waiting to finish framing the bathroom until the bathtub is installed.

Enlarged hallway door...

Removed the weird wall that was built into the hallway door. Next step is to merge the angle into the living room so it doesn't look weird like in this picture.

View From The Other Side....

This is a view into the kitchen with the enlarged doorway. Also notice the new digital thermostat and new electric for the kitchen and living room.

Kitchen Door is now 4 foot opening


A 10" header carries the load on this wall that now has a 4' opening connecting the kitchen and living room. Opens up the floor plan a lot. Also notice the new electrical.

Bedroom Primed 1st Coat


Bedroom primed 1st coat. The Spackle looks good where we had to remove and patch a few custom built in speaker volume control dials. This is the room that had built in speakers in every corner. The previous owner loved speakers.

Kitchen is Gooooone


Thanks to the help of a few friends (Justin, Matt, and Dan) We were able to get both the kitchen and bathroom down to the studs. The plan is to close the wall off in the kitchen and extend the bathroom. This change will double the size of the bath, and allow the kitchen to wrap around.

Kitchen Gutted


After some debate and budgeting we decided to completely gut the kitchen this is the before picture.

Getting Started


First thing we did after closing was to remove everything from the house: Curtains, things on the wall, molding, doors, floor coverings, wall coverings, you name it we removed it. The previous owner was obsessed with speakers and the temperature as this picture shows he has speakers build into every wall, and oddly we found several dozen temperature gauges, and thermometers.

203K Loan

This picture was taken 4 months ago. At that point we thought closing on this house would be easy we found it to be quite the opposite. By leveraging the nontraditional 203K loan we were able to buy this house in the condition classified as disrepair. The 203K loan allows for an escrow fund to be setup and used for immediate renovation. We wasted no time getting started.
